INCA EWI Case Study: Blackthorn Court, Redditch

Blackthorn Court is a development of 14 low rise flats in Redditch that presented a technically challenging retrofit opportunity. As the first completed project under Citizen Housing’s Wave 3 Social Housing Decarbonisation Fund (SHDF) programme, it demonstrates how External Wall Insulation (EWI) can transform existing housing while preserving its original character.

The buildings’ unusual construction, comprising cavity brickwork, tile-hung hollow blockwork, mono-pitched roofs and external access stairways, required a carefully designed retrofit solution. The project centred on the installation of a high performance EWI system, supported by complementary energy efficiency improvements and replacement external access stairs. These upgrades have significantly improved thermal performance, reducing heat loss, lowering residents’ energy costs and helping prevent condensation and mould.

The principal challenge was meeting planning requirements that required the buildings’ original appearance to be retained despite the installation of EWI. This was achieved using the innovative ArtBrick resin finish, replicating the original brickwork while delivering the thermal and durability benefits of a modern insulated façade. The solution successfully balanced planning constraints with energy performance, showcasing the adaptability of EWI in architecturally sensitive retrofit projects.

The completed scheme has delivered warmer, healthier and more energy efficient homes while maintaining the development’s distinctive appearance. Blackthorn Court demonstrates how innovative EWI design and technical expertise can overcome complex refurbishment challenges to deliver lasting benefits for residents, the client, the environment whilst meeting strict planning constraints.
