Located on the coast in Ramsey, Isle of Man, the Ballure Road project presented a challenging refurbishment opportunity where long-term durability, breathability and sympathetic design were all critical considerations. The property’s exposed coastal location meant the external wall insulation (EWI) system needed to deliver exceptional resistance to driving rain, wind and fluctuating weather conditions while allowing the building fabric to manage moisture effectively.

To achieve the required performance, the project began with a complete hack-off of the existing façade, removing the original external finish to expose a suitable base for the new insulation system. This full strip-back ensured that all compromised materials were removed and allowed the applicators at 1st Choice Plastering to create a robust, long-lasting façade from the substrate upwards.

Preparation of the wall surface was a key stage in the project. A levelling coat of Baumit RK39 was applied across the façade before being carefully ruled and flattened to produce a stable, consistent and uniform substrate. This meticulous preparation was essential to achieving the high-quality finish expected from the completed installation while providing the ideal foundation for the external wall insulation system.

The property was then thermally upgraded using the Baumit StarTherm Nature system, an EWI System manufactured using renewable wood fibre. The system was selected for its outstanding breathability, sustainability and thermal performance, making it particularly well suited to the demands of a coastal environment where moisture management is essential. By allowing water vapour to pass naturally through the wall construction while significantly improving thermal efficiency, the system enhances both the longevity of the building fabric and the comfort of the occupants.

To complete the façade, Baumit StarTop was specified as the topcoat. Renowned for its excellent weather resistance and durability, StarTop provides long-term protection against harsh maritime conditions, helping the building maintain its appearance and performance despite continual exposure to wind-driven rain, salt-laden air and UV radiation.

Careful consideration was also given to the building’s appearance within its surroundings. The chosen shade, Baumit Life W1202, reflects the subtle white and off-white palette of neighbouring properties, allowing the refurbished home to integrate naturally into the streetscape while providing a crisp, contemporary finish.

Attention to detail extended beyond the main façade, with all windowsills rebuilt using wood fibre board to maintain the breathable characteristics of the overall system. This ensured continuity of performance across the building envelope while eliminating potential weak points and supporting the long-term effectiveness of the installation.

The completed Ballure Road project is an excellent example of how Baumit’s StarSystem Nature successfully combines sustainability, technical performance and architectural sensitivity.
