Belton Avenue Retrofit – A Model for Sustainable Community Transformation

Category:
Refurb – Low Rise, EWI + Brick/Brick Effect Finish

Project Partners:
Baumit UK | RenderRight Finishes Ltd | Eden Energy Management | InstaGroup | E.ON Green Funding Solutions
Client: South Kesteven District Council
Funding: Social Housing Decarbonisation Fund (SHDF)

Project Overview:
South Kesteven District Council, supported by SHDF funding, undertook a transformative whole-house retrofit of 31 steel-framed, brick-skinned bungalows on Belton Avenue, Grantham. This ambitious project combined the latest in energy-efficiency technologies, including External Wall Insulation (EWI) and Solar PV, to dramatically enhance thermal performance, reduce carbon emissions, and improve living standards for residents.

Collaborative Delivery:
Seamless collaboration was at the heart of this project. Eden Energy Management led the assessments and design work, with InstaGroup expertly coordinating the programme. RenderRight Finishes Ltd delivered all retrofit measures within just 8 weeks, showcasing outstanding logistics, workmanship, and project management.

Technical Excellence:
The insulation system installed was the Baumit EPS 100mm EWI system, fixed both wet and mechanically to the steel-frame structures. This was layered with:

  • StarContact White base coat with reinforced mesh
  • A tight coat of StarContact, followed by UniPrimer
  • CreativTop mortar-coloured coat and precision brick stencil application
  • Finished with Creative Top Fine, delivering an authentic, high-quality brick effect finish

This multi-layered system not only met the highest thermal standards but also preserved the architectural integrity of the homes.

Sustainability Impact:

  • CO₂ reductions: Estimated annual saving of 46,000 kg CO₂, equivalent to almost 50 return flights between London and New York
  • Natural offset comparison: This saving matches the CO₂ absorption of more than 2,000 mature trees annually
  • Energy savings: Residents report immediate reductions in energy bills and increased comfort year-round

Resident Engagement & Satisfaction:
As Principal Contractor, E.ON Green Funding Solutions ensured ongoing resident engagement. The project was delivered with minimal disruption, and resident feedback highlighted both the quality of the installations and the professionalism of the team.

“Hard work, dedication, and vision brought this together.”
