Sandling Park, located on Sandling Lane in Maidstone, is a residential development delivered for Barratt Developments PLC that underwent a comprehensive external envelope remediation programme to enhance fire safety, durability, and long-term performance. The scheme involved the full replacement of existing render systems and combustible façade elements to ensure compliance with current fire regulations while significantly improving the visual appearance of the development.

DMC Walling was appointed as both system supplier and installation contractor, providing a complete end-to-end solution that ensured technical consistency, quality assurance, and streamlined delivery. The works formed part of a wider façade remediation strategy and included the removal of existing render systems to walls and soffits, PIR insulation, timber cladding, metal cladding, decking, and associated combustible sub-grids and insulation materials.

The replacement specification centred on a non-combustible, fully filled insulation system installed via a Direct Fix methodology, finished with a high-performance render system. In addition, Rendaclad was installed to soffits, delivering both fire performance and a clean, modern aesthetic that complements the residential setting. The selected materials were carefully specified to meet performance requirements, regulatory standards, and the design expectations of the client, ensuring a robust and future-proofed external wall solution.

The completed façade now achieves full compliance with current fire safety regulations, providing reassurance to residents and stakeholders while enhancing thermal performance and weather resistance. The new render finish revitalises the building’s appearance, giving the development a refreshed, contemporary look aligned with Barratt Developments’ quality standards.

Resident Management & Live Environment

A key complexity of the project was delivery within a fully occupied, live residential environment. Maintaining resident safety, access, and clear communication was paramount throughout. DMC Walling implemented structured site logistics planning, phased working zones, and regular resident updates to minimise disruption. Safe access and egress routes were maintained at all times, and works were sequenced to reduce noise and disturbance wherever possible.

Programme & Environmental Challenges

The programme faced additional pressure from adverse weather conditions during the installation phase. As render application is weather-sensitive, careful monitoring, flexible sequencing, and proactive resource management were essential to maintaining momentum without compromising quality. Through robust planning and coordination, the team successfully delivered the project within programme constraints.
