INCA EWI Case Study: Mercantile Hotel, Dublin

The Mercantile Hotel occupies a prime position in the heart of Dublin city centre, standing proudly at the corner of Dame Street and South Great George’s Street. As one of Dublin’s most recognisable historic buildings, The Mercantile has witnessed the city’s evolution over generations and remains an important part of its architectural and cultural landscape. More than simply a hotel, it is a landmark that contributes to the character and identity of Dublin’s historic core.

The client’s ambition for this refurbishment project was to carefully revitalise and enhance the building’s façade while preserving the traditional aesthetic and historic character that make The Mercantile such a distinctive feature of the city streetscape. At the same time, there was a clear requirement to significantly improve the building’s thermal performance to align with modern building standards and sustainability objectives. Achieving this balance between heritage sensitivity and contemporary performance was central to the success of the project, particularly given the building’s prominent location, historic significance and ongoing use as a busy hospitality venue.

To deliver these objectives, Baumit StarSystem Mineral was specified with 180mm mineral wool insulation, finished with Baumit Silikontop 1.5mm render and complemented by the Baumit CeramicSystem. This combination of systems provided an effective solution that addressed both the technical and aesthetic requirements of the refurbishment.

The installation of 180mm mineral wool insulation delivered a substantial upgrade to the building’s thermal performance, significantly improving energy efficiency and helping to create a more comfortable internal environment for guests and staff. Mineral wool was particularly suited to this historic building due to its excellent thermal performance, vapour permeability, fire resistance and acoustic insulation properties. These characteristics are especially important within a busy city centre setting, where occupant comfort and building safety are key considerations.

Baumit StarSystem Mineral provided a durable, breathable and high-performance external wall insulation system that works in harmony with older buildings. Its vapour-permeable construction allows moisture to be managed effectively within the building fabric, helping to preserve the integrity of the existing structure while providing long-term protection from the elements. The Baumit Silikontop 1.5mm finish offered a refined and durable surface with excellent weather resistance, breathability and low-maintenance performance, ensuring the façade will continue to perform and look its best for years to come.

A key feature of the project was the incorporation of the Baumit CeramicSystem. This system enabled the retention and enhancement of important architectural details, helping to reinforce the building’s historic character while introducing depth, texture and visual interest to the façade. The ceramic finish successfully complements the surrounding architecture and contributes to a high-quality appearance that respects the heritage significance of the property.

The completed project has transformed the external appearance of The Mercantile Hotel, providing a refreshed and elevated presence on one of Dublin’s busiest and most historic streets. While the building now benefits from significantly improved thermal efficiency, enhanced durability and reduced energy demand, its historic charm and architectural identity have been carefully preserved.
