INCA EWI Case Study: Kinnock Court, Newport

Kinnock Court is an outstanding low rise retrofit project involving two residential blocks containing 20 occupied flats. The scheme demonstrates how high quality External Wall Insulation (EWI) can significantly improve thermal performance while preserving the dramatic architectural character whilst allowing residents to remain in their homes throughout the works.

Designed to reduce heat loss, improve energy efficiency and lower residents’ energy costs, the project adopted a fabric first approach, with the EWI system at its core. Complementary energy efficiency measures created a coordinated whole building solution that enhanced comfort, reduced energy demand and extended the life of the housing asset.

A major challenge was meeting planning requirements to retain the buildings’ distinctive multi stock brick appearance while upgrading the thermal envelope. This was overcome using Structherm’s ArtBrick resin finish, replicating the original brick façade while delivering the durability and performance of a modern insulated render system. The solution showcases the versatility of EWI in meeting demanding aesthetic and planning requirements without compromising performance.

Resident engagement was central to the project’s success. Regular communication, careful planning and a flexible approach ensured works were safely delivered around residents’ individual needs, maintaining access and minimising disruption throughout the programme.

The completed refurbishment has transformed building performance, with EPC ratings improving from predominantly C and D to A and B. Residents now benefit from warmer, healthier homes, lower heating costs and greater protection from rising energy prices, achieved without the need for decanting.

Delivered in accordance with PAS 2030 and PAS 2035 under TrustMark registration, the project achieved full compliance at post-completion inspection, with independent assessments confirming excellent workmanship, no defects and no remedial works required.

Kinnock Court is an excellent example of how innovative EWI design, technical expertise and resident-focused delivery can overcome complex planning constraints to create sustainable, energy-efficient homes with lasting environmental, social and economic benefits.
