Winter Gardens

The project was a major refurbishment alongside several new build elements of construction on this project, which has become the ‘Law and Professional Services Academy’ for the Weston College, as well as retaining the iconic Pavilion for recreational use which is now in its 90th year. The confines of the restricted space on site were a challenge from the off. With curved features and the effect of the floating cube above the entrance, this project – with its seafront location – took some planning. Working with Aliva UK to design and supply both the insulated Render and Rainscreen on this project, the Joyner team brought together the aspects of new build and refurbishment to this landmark building.

Platform Building (City House)

This project involved the refurbishment of the prominent Platform Building in Leeds, and it presented an unusual challenge for the Sto external wall insulation system that was chosen. When complete, one façade of the multi-storey building was to form the ‘canvas’ for an enormous mural, and so the StoTherm Vario EWI system had to provide a surface that was as smooth and even as possible, and also deliver effective thermal insulation and achieve a U-value of 0.27 W/m²K. Entitled ‘Athena Rising’, the 137 ft. high mural was created by artists Cbloxx and AYLO, who are also known as Joy Gilleard and Hayley Garner from the Nomad Clan muralists collective.

Ronald McDonald House

An integrated package of thermal insulation and external render from Sto was chosen for use on a major new £5.5m facility. The Sto products were used to achieve the required thermal performance and 0.2 W/m²K U-value for the new Ronald McDonald House, at the 1,000-bed University Hospital of Wales in Cardiff. The BBA-certified, StoTherm Classic K system, combines the EPS insulation board and entirely cement-free rendering components. This offers a market-leading impact resistance of 60 joules, which is up to 10 times greater than a similar cementitious system. It was applied using Sto-Turbofix, a single-component adhesive foam that allowed for fast and easy installation. It was finished with StoArmat Classic cement-free reinforcing render and a top coat of StoLotusan.

Skyridge

Architect Name: The Steven Barlow Partnership

Skyridge is a unique house which has delivered against the design challenge of building a new home in the heart of the Surrey Hills landscape. The relationship of the house to the land minimises the impact of the house on the landscape, whilst maximising the amazing position for the occupants. JUB Trend Heat Reflective Render was chosen as the concern was about using dark coloured renders onto a background with thermal gain. JUB Trend has the ability to reflect the infrared part of the light spectrum. By doing so, a 40% higher Total Solar Reflectance can reduce the surface temperature of the render by up to 15°C, reducing the aging process and enabling the use of the required black render.

Barlands and Brookridge Houses

Built by Laings in 1963, Barlands and Brookridge Houses are 15 storey tower blocks in the Henbury area of Bristol. In 2002, Bristol City Council carried out an improvement scheme to externally insulate and decorate the two blocks following a previously successful scheme (Butler House), which was the first scheme in the UK to use acrylic brick slips. The care taken by the specifier, contractor and Alsecco’s technical team in designing detailing around junctions and interfaces has resulted in no unsightly run-offs or staining. The blocks stand as testament to the robustness of an EWI system and specifically the acrylic slip finishes.

External Upgrade to 3 Multi Storey Blocks

Contractor: A.C. Whyte & Co. Ltd

Completed in 2008, A.C. Whyte & Co. Ltd was appointed main contractor for the external refurbishment of three run down fifteen-storey blocks of flats in Port Glasgow for Inverclyde Council. The project presented several logistical challenges which A.C. Whyte & Co. overcame. The area around the blocks was very tight, with several landscaped areas, so deliveries were planned in detail and materials brought to site in small batches. The EWI system installed on the blocks improved the thermal performance of the buildings and tenants have benefited from a reduction in fuel bills.

Landmark Place

Located in the heart of Cardiff, Landmark place is a 17-storey, mixed-use development consisting of mainly of residential apartments, and including four floors of restaurants, retail, leisure facilities and four-storey carpark. The building is a framed construction with block infill panels, which are clad externally with the weber.therm XM external wall insulation system, selected for its high thermal performance, fast track application, effective control of condensation and low maintenance. Finished with weber.plast TF decorative finish, to provide an even textured finish. Primary in white with selected architectural features in red and blue. Installation was carried out by Joyner PA Cymru Ltd.

Lansbury Crescent

Mostly constructed between 1947 and 1948, BISF houses were designed and produced by the British Iron and Steel Federation. BISF houses are metal frame clad dwellings with a profiled steel sheet on the first floor, with render supported on expanded metal mesh on the ground floor. Built cheaply and quickly after the war to deal with the massive housing shortage. BISF houses had a life expectancy of less than 50 years. Fourteen years ago, SPSenvirowall supplied its EWI systems for a refurbishment scheme implemented by Dartford Borough Council. Retrofit, carried out the work to 20 BIS houses, which extended their life for at least a further 25 years, allowing the tenants to remain in their homes.

Victoria Wharf

The Victoria Wharf project included the development of a brownfield site in the Grangetown area of Cardiff and consisted of 450 apartments on the water’s edge in Cardiff Bay. Designed by Holder Mathias for Taylor Wimpey, SERS was appointed to install 12,000m² of SPSenvirowall 100mm EPS TS Rail system, with 1.5mm of silicone grain topcoat for the façade, which was completed in 2008. Due to its exposed location, the client required exceptional design support and detailing, thus SPSenvirowall’s NHBC approved TS Rail system was specified. It is cost effective, installer friendly, and quick and easy to apply. Additionally, the thermal efficiency and U-value calculation was brought to a very acceptable 0.25 W/m²K.

Alumno Grand Union

Built to provide much needed student accommodation in the heart of historic Leamington Spa, the impressive Grand Union buildings contain 187 flats on a canal-side setting in a former industrial area. The developer Alumno had exacting planning conditions for the façade, so alsecco were approached by Interserve to provide a traditional brick façade that was lightweight, quick to install and had the necessary fire and impact performance for a city centre environment. Alsecco provided the specifications, U-value calculations and technical detailing advice to support the use of the system onto the light gauge steel frame structure. Alsecco also provided a list of installers competent in the application of the Ecomin 400 system, with Joyners of Bristol being successful in securing the contract.

The Creative Hub

It was a challenge to double layer 150mm Mineral Wool to the straight areas and double layer 150mm Lamella for the curved areas, which were then rasped to achieve a smooth curve. Due to the weight of the insulation there was a sophisticated fixing pattern designed, which involved fixing to the SFS Infill stud, which when utilising a double boarded EWI system was very challenging in itself. The bands varied in height over the building, so trying to achieve the consistent wave like finish required, posed a significant difficulty factor. The building was a concrete frame with SFS Infill and was designed by CPMG architects, and built by Bowmer & Kirkland. It has a U-value in excess of 0.13w/m²K and is finished in Wetherby Epsiwall render system with a 1.5mm K silicone finish.

Isle of Wight College

The new £12 million CECAMM (Centre for Excellence for composites, advanced manufacturing and Marine) will create a world class workforce and help to assure sustainable long-term economic success for local people and the Isle of Wight as a whole. The building was designed by Pick Everard Architects using a steel frame and SFS Infill and finished with Sto Rotofix EPS system. This system was specifically chosen due to its proven track record of performing in marine circumstances and its ability to offer a seamless façade by utilising the Rotofix system. The building is both aesthetically pleasing in design and immensely useful in its purpose.

Birmingham Children’s Hospital

As part of a £37 million extension to the world-renowned Birmingham Children’s Hospital, the new block, which will link to the hospital’s iconic Victorian building, will boast many features including single en-suite rooms, play areas and a common room for teenage cancer patients. The system utilised is the Sto Therm Mineral system and as the U-value performance was so onerous the thickness requirements were 230 mm and 270 mm. This presented challenges of loading and workability in a tight courtyard area, and as the access was off scaffold they were often working nearly 500 mm from the wall and having to work around hand and guard rails, while having to maintain a clean and crisp finish.

Wythenshawe High Rise

The project consists of 3 No. 12-storey, high rise projects that were in need of both thermal and external upgrade. Aliva UK were asked to supply a BBA approved external wall system, that could be used without height restriction, and allowed for the use of a textured finish in the colours required. Also to provide a clay slip over a mineral wool insulation to complement the traditionally laid brickwork to the apartment blocks. Aliva UK engaged with Wates Construction, the main contractor, and worked closely with Hamilton First Ltd, the installer, to ensure the works were undertaken in strict accordance with the specification and certification. Aliva UK Ltd’s Termok8 Minerale System was chosen due to its A2 fire rating, a system of limited combustibility, given the building was over 18 metres in height.

Dundee EWI Programme

As part of an ongoing EWI refurbishment programme within the City of Dundee, Alsecco have supplied the Basic 1 EWI system to approximately 800 properties during 2017. Alsecco have a proud record of being the preferred EWI supplier to Dundee City Council. They have provided EWI solutions for over 4000 properties over the past three years on various properties of stone, no-fines concrete and brick construction. These properties have been improved with U-values being lowered from, at worst 2.85, to between 0.27 and 0.26. The Basic 1 system is completed with the highest quality silicone finishes and a range of colours. The designs have been employed across the various districts to provide individuality to particular streets, whilst ensuring that they blend across what has been a significant addition to the vernacular of the city.

Horsley House Farm

Horsley House Farm is a Grade II listed building dating back to 1650 and was effectively derelict and in need of substantial repair and refurbishment. From an insulated render perspective, the main issues were achieving a 0.25 U-value, while staying breathable and achieving a rustic finish, and all corners and window reveals had to be rounded. They utilised a fully breathable system which included 150mm mineral wool insulation, a full breathable basecoat and a 1.0mm mineral topcoat. The client was particularly keen to recreate the rustic feel while utilising fully natural contemporary materials which offered both thermal efficiency and longevity of performance, this was also the parameter of the planning approval given and why it was such an exacting specification and finish.

Wrexham Airey Properties

Completed in August 2017, Structherm Ltd’s SEWI (Structural External Wall Insulation) system was installed by contractors Westdale Services on 75 Airey properties in Wrexham, North Wales. Structherm’s EWI system is a cost-effective method of extending the life of non-traditional, structurally defective properties, both low rise and high rise. The system is manufactured at Structherm’s UK production facility and involves a structural steel wire spaceframe that has rigid insulation strips inserted between warren trusses positioned at 100mm centres.  The construction of the unique S.I.P (Structural Insulation Panels) used in the system are based on a core of rigid insulation set within a steel wire cage, the panels are immensely strong and rigid.

Sandfields Scheme 4

Completed in December 2017, phase 4 of the £10m re-development programme in Swansea was completed by Joyners. They installed external wall insulation from SPSenvirowall to provide residents of 40 properties with improved thermal performance and reduced energy bills, whilst providing an attractive façade. SPSenvirowall’s Wall System 2 Direct to Masonry provided the solution, designed to provide cost effective and robust external wall insulation, ideally suited to this type of project. 90mm of SPSenvirowall EPS was used together with Granomin, a thin coat mineral render, and Nanosil, a high-performance silicone paint, at the front, while dash was used at the back of the property. This scheme is ground breaking in how it has tackled cold-bridging with the use of insulated guttering, insulated plinths and the use of high-tech aerogel insulation used to eliminate any points of potential cold bridging using strips around the window reveals, cills and doors, thought to be one of the only schemes using this technology in the UK.

ETICS Attachments – EJOT ISo-Family

EJOT UK

Established for over 30 years and already a key supplier for many of the EWI system holders, EJOT UK is continuously developing insulation anchors and products for the EWI market. Through this continuous development, we have improved on existing technology that has been around for over 20 years and in some cases, looking at the 2nd & 3rd generation of these products. With a focus on best practice within the EWI industry, particularly under PAS2030/2035 and a need for the correct detailing of EWI systems, it was often the case that the details for attaching fixtures & fittings to EWI were an afterthought. The Iso-Family products have been designed with the aim of limiting cold bridging, which more often than not isn’t the case with the use of cheaper alternatives such as timber. The EJOT Iso-Dart is a mechanical anchor that not only limits cold bridging, but also allows for the fixing of attachments after an EWI system has already been installed. This means that the system does not have to be disturbed in order for fixtures to be attached to the substrate.

Housing Rejuvenation Project

ArtBrick™

Westdale Services were appointed by Wrexham County Borough Council to deliver a Structherm Structural EWI/regeneration scheme to around 75 Airey properties starting from October 2016, and due for completion August 2017. The structural EWI, accompanied with ArtBrick™ along with re-roofing and added external works, have been carried out to extend the life expectancy of the properties. Airey properties have massively outlived their expected lifespan and are designated by BRE as ‘Defective.’ SEWI and ArtBrick make the houses look and perform like properties of traditional construction. Life expectancy of the properties have been extended up to 30 years with a thermal performance of a new build. Undergoing a complete appearance transformation, the cost of refurbishment with ArtBrick is far cheaper than any other method.
ArtBrick is BBA certified and unique as it is not real brick but can still be made to order or made to match any existing brick or stone stock. ArtBrick is an innovative product that’s new to the industry.

Joyner group is affiliated to most of the current render manufacturers used in the UK, and have now developed to enable themselves to install Rain Screen Cladding Systems with great success. Seeking projects that are often too small for the larger cladding contractors but those that have an element of insulated render on them too – The Winter Gardens project in Weston Super Mare is a prime example of this. They have insight into range of skills/professions involved in generating, managing and delivering a project in a fast paced, multi trade site. They have taken part in a fully funded energy efficiency advice services to secure energy savings and support those suffering from fuel poverty.
