MAXIMISE THE SELLING PRICE OF YOUR PROPERTY

 

Thinking of selling your home? This is your investment, so you want to maximise its appeal in terms of thermal efficiency, maintenance, and the attractiveness of its facade.

            All properties are now subjected to an energy performance survey at the time of selling, with a Certificate rating their energy efficiency. Do not come off badly in relation to the carbon footprint of your neighbour’s property. It could cost you the sale.

            Equally important, it needs to look well cared for – no cracked render, spalling brickwork, defective pointing, or suspicious-looking damp patches – with an interesting external appearance.

            Just as you would add double glazing, or upgrade your kitchen, to maximise your home’s potential, for the same cost you can impress your future buyer with the condition of the structure. You need to treat your property to external wall insulation.

            External wall insulation maximises the heat retention and comfort of your home; it replaces any cracked render or defective surface; and it gives it a new appeal, with a new look of your choice. This can include brick slips for a traditional finish, perhaps mixed with render in a modern hue or texture. You will be amazed at the improvement.

            With your brand ‘new’ home why bother to move! External wall insulation will save a substantial amount off your fuel bill, particularly if you live in a solid wall house. However, whatever your property type you will notice a big difference in warmth and comfort.

            As external wall insulation is likely to add to the value of your property, the cost can often be added to your mortgage as a loan, with some energy suppliers providing a grant towards it with encouragement from the Government. Latest Government figures show that external wall insulation is the most effective insulation process, saving perhaps £400 to £500 a year, whilst effectively reducing your carbon footprint.
