STUDENT ACCOMMODATION AND AFFORDABLE

SOCIAL HOUSING WINS INCA DESIGN AWARD

 

Three developments comprising affordable, social housing and student accommodation have won the INCA Andy Swan Award 2008, sponsored by the Insulated Render and Cladding Association, for the best use of insulated render.

          Winner of the affordable housing category is New Inns, Manchester. This is new housing, developed in partnership between the New East Manchester Housing Association, funded by the English Partnership, and NW Development Agency.

          The architect, Bowker Sadler, required a high thermally efficient building to save considerable energy, minimising wall thickness to maintain floor space, and incorporating a moisture drained cavity system to eliminate incidental moisture. The aim was to deliver good quality urban design that enabled integrated, safe and sustainable communities to thrive.

          The Dryvit Outsulation Rail moisture drainage cavity system was approved by the NHBC, incorporating a low Lamda EPS insulation board of 70mm, to achieve a U-value of 0.21W/m2K, with an overall wall build-up of 217mm. The finish was Sandpebble in China White with critical detailing required at interfaces with other claddings on the buildings. The system designer simplified construction detailing, guarding thermal bridging around openings and junctions. The substrate was a lightweight steel frame and sheathing board. The speed of construction avoided prolonged disruption to local residents. The main contractor was Lovell; the system designer was Dryvit UK Ltd; and the installers, Insulclad (Europe) Ltd – the latter two members of INCA.

          Highly Commended in this category is 388 Prince Regents Lane, Beckton, London E16. This is an affordable housing development, featuring a distinctive green chequered façade to harmonise with Cundy Park, which it overlooks.

          The specifier, Alan Camp Architects, required a thermally efficient system over blockwork to achieve a U-value of 0.35W/m2K. The PermaRock external wall insulation system, incorporating 75mm of mineral wool, was finished in acrylic through-coloured renders in green and white. The system designer was PermaRock Products Ltd and the installer, ECL Contracts Ltd – both INCA members.

          Winner of the student accommodation category is Plymouth Grove, Upper Brook Street, Manchester M13. Makin Architecture wanted to produce a modern, thermally efficient building with the emphasis on speed of construction. The site had restricted access and, due to its location, scaffolding erection was not possible. Therefore the Panablok preformed structural walling system was installed from inside the building and the WBS insulated render system applied using Mast climbers, which negated the need for scaffolding.

          The system incorporated 90mm mineral fibre insulation, finished with 1.5mm silicone render in off-white. The substrate panel has very high thermal values, a single skin having a K-value of 2.11W/mK: the insulated render system alone achieved a U-value of 0.24W/m2K.The system designer was Wetherby Building Systems; and the installer MPG Facades Ltd – both INCA members.
